Outside the building
Corrugated asbestos cement roofing on garages, sheds, farm buildings and factories. Asbestos cement soffits, fascias, cladding panels, gutters, downpipes, flue pipes and water tanks. Bitumen roofing felt and some roof tiles. Asbestos cement is a bonded, lower risk material, but it still releases fibres when cut, drilled or broken and it becomes brittle with age.
Inside: high risk materials
Sprayed coatings on steel beams and ceilings, and loose lagging on pipes and boilers, are the highest risk: friable, high fibre content, releasing fibres with the lightest disturbance. Asbestos insulating board in ceiling tiles, partition walls, fire doors, panels behind heaters and around boilers, and soffit boards is also high risk and looks like ordinary board.
Inside: lower risk materials
Textured decorative coatings on ceilings and walls, vinyl floor tiles and their bitumen adhesive, asbestos cement flues and panels, gaskets and rope seals in boilers and ovens, toilet cisterns and window boards made of asbestos reinforced resin, and fuse boxes with asbestos flash guards. Lower risk when intact, hazardous when sanded, drilled or removed carelessly.
Telling what it is
You cannot identify asbestos by looking at it. Age of the building, type of material and location give a strong presumption; only laboratory analysis of a sample confirms it. Where a building has an asbestos register or survey, check it before any work. Where it does not, presume materials in a pre 2000 building contain asbestos until proved otherwise.
